Linville Capital is an alternative asset manager based in Charlotte, NC that creates unique investment opportunities for institutional investors, family offices, and high net worth individuals. We believe in long-term investment horizons because it allows us to ride out market fluctuations, benefit from compounding interest, and potentially achieve higher returns over time. We also seek investment opportunities with high barriers to entry that can generate significant free cashflow. We seek to create value for our investors by finding often overlooked niche investments.
Affordable Housing
Hollis Fitch heads our investments in the affordable housing sector. We invest in both affordable housing assets and operating companies within the sector. We invest in this niche asset class because the supply and demand imbalance are so great. Affordable housing has significant barriers to entry created by the regulatory environment associated with its financing structure. Due to the long-term restrictions placed on these assets to remain affordable, owning them aligns well with our long-term view of investing. We make investments in affordable housing development companies because they generate new streams of cashflow without having to make new capital commitments. In addition to being a great investment, the creation and preservation of affordable housing also has a positive social impact.
Conventional Multifamily Housing
Drew Sutton heads our investments in conventional multifamily housing assets. We invest in both ground up new construction as well as stabilized multifamily housing. We seek investment opportunities that have the potential to outperform over the long term due to favorable geography, acquisition basis, financing structure or barriers to entry. We concentrate on assets which have HUD insured mortgage because the key features of these financing structures generally align with our long-term investment thesis. Many real estate investors avoid HUD insured mortgages due to their inherent complexity, we are experts in utilizing these mortgages. We believe owning multifamily real estate is a key portfolio component for creating and preserving wealth.
Investment Partnership
Robert Deaton operates Linville Capital’s Investment Partnership that invests in public securities to achieve long-term capital appreciation. The operating assumption premise underlying the partnership is that the vast majority of gains in public markets come from a small number of companies. Our core strategy within the partnership is to concentrate our investments in companies that have the potential to be in the 7% of companies that will generate nearly all of the gains in publicly held companies. We are looking for proven winners which are earning high return on invested capital with low leverage, low capital intensity and have the ongoing opportunity to invest retained earnings at high rates of return. We believe that a portfolio concentrated in the securities of such companies can generate strong returns over the long term.
